SCHEDULE REGULAR HEATING SYSTEM INSPECTIONS

What to Expect During a Heating Inspection
A commercial heating inspection typically includes testing and cleaning of all the critical parts of your heating system, including evaporators, condensers, controls and wires. During the inspection, the expert from EPML is also likely to check your system’s air filters to ensure their effectiveness while also making recommendations regarding ways you can improve your system’s air quality.
Our expert technicians arrive on-site with a comprehensive checklist of items to inspect and steps to take to ensure the overall integrity of your commercial heating system. That checklist typically includes:
Clean, check and if necessary, adjust the thermostat.
Clean and if necessary, adjust the pilot assembly.
Clean all safety controls and make adjustments when necessary.
Check the electronic spark ignition controls.
Inspect the air filtration system.
Make adjustments to the burner to increase efficiency.
Check the flame sensor.
Check the fan control unit.
Inspect the system for gas leaks.
Inspect the heat exchanger looking for cracks.
Check the manifold pressure.
If your furnace is more than 15 years old we would strongly recommend you consider replacing it. At that age, the law of diminishing returns kicks in and you’re liable to enjoy less and less benefit from repairs or maintenance calls. Replacing an old heating system with a new one will also significantly ramp up efficiency and drive down your monthly energy bills.
Issues Often Uncovered During a Heating Inspection
There are many types of heating systems produced by a variety of manufacturers. However, there are certain common issues that tend to pop up during a heating inspection that are relevant to most systems. Those common problems include:
The heating unit cycles on and off: If your heating system is constantly cycling on and off the efficiency of the system will take a major hit. Potential reasons include a clogged air filter. For that reason it’s the first thing a technician from EPML will check. If the air filter is not the problem we will our inspection until we identify the culprit.
The furnace Isn’t working at all: If the furnace is not working at all there are several possible reasons. First, it may be that the circuit breaker for the furnace has been tripped. If that is not the case the problem may lie in the blower. If neither of those are the cause of the problem it may be the pilot light has gone out.
There are cold and hot spots in the building: If there are cold and hot spots in a building it may be because the ductwork is leaky, preventing heat from getting to some rooms. Or it could be the result of a poorly designed and installed HVAC system. Or it could be a matter of blocked vents and registers in certain rooms.
The heater is blowing cold air: We see this issue quite a bit and it can be one of the more vexing issues related to a heating unit. It might be because someone has adjusted the thermostat without telling anyone else. Or it could be because the system was overheated. Or it may have to do with a clogged air filter.
There are strange smells or sounds coming from the heating unit: If you notice strange sounds or smells coming from your heating unit you should call EPML right away. Those sounds may be the result of loose nuts and bolts in the system. And the smells you’re smelling could be mould and mildew in the system or a clogged air filter.
Your energy bills suddenly start to rise: Oftentimes heating units that are not well-maintained will create higher monthly energy bills for customers. That’s because various aspects of the system have not been properly adjusted in some time and have wandered substantially from their optimal settings.
How many of these issues affect a given heating system will depend on the age of the system, the type of system, whether it has been overworked and whether or not the system has undergone regular maintenance.
In addition, it is likely that aside from the above-listed issues that might arise some parts of the system may need to be replaced. Replacing them in a timely fashion will ensure your system always runs in an efficient and effective fashion and will go a long way toward extending the life of the system.
